While also visiting family in Sydney, I ran across local sailors on Botany Bay in/around Brighton le-Sands district. Good conversation but no shops/rentals in area.
Another good local spot is in Kurnell (just outside Sydney), on the Bonna Point Reserve. Again, no shops/rental in area. Look for WS gear in parking lot, and sailors/kiters on the water in this Google Map link: http://maps.google.com/maps?f=q&source=s_q&hl=en&geocode=&q=34.00.26.49S,151.11.34.15E&mrt=all&sll=-34.002649,151.113415&sspn=0.007187,0.009656&g=34.002649S,151.113415E&ie=UTF8&ll=-34.007375,151.194556&spn=0.007186,0.009656&t=h&z=17
Lastly, I posted inquiry on forum at http://www.seabreeze.com.au/, and was directed to shop and rentals in Collaroy (just north of Sydney). Good folks there, and on the forum.

A bit of time has passed since this thread was active. Has anyone found a Windsurfing resort location in Australia or New Zealand? Some where that has rental gear and accomodation at a good sailing spot. I will be there in December for most of the month and would like spend some time windsurfing.

Dave,
YES, you can hire windsurf kit and sail it right from the beach at BALMORAL windsurfing school & hire. They have wetsuits, changing room, shower. All you need to do is show up! Contact info:

While you are there check out iWindsurf's alternative website, WindAlert.com -- good coverage for Sydney. Here's a profile that covers Syndey Harbour:

BALMORAL WINDSURF -- LOCATION:
In Balmoral Sailing Club
The Esplanade
On Balmoral Beach Sydney Australia
MAILING ADDRESS:
Balmoral Sailing School
5 Coles Rd
Harbord NSW 2096, Australia
Here's what the Balmoral windsurfing school & hire have to say for themselves:
We provide private hire Sydney Harbour & tuition and lessons on Sydney Harbour, sailing on Sydney Harbour, windsurfing on Sydney Harbour, kayaking on Sydney Harbour, and paddle surfing Sydney Harbour. We specialise in providing tuition and lesson for kids on Sydney Harbour, and have school holiday programs on Sydney Harbour. We accommodate school groups and large groups who all want to improve and learn how to sail, windsurf, kayak or paddle surf.On Sydney Harbour, Australia.
We also provide hire and rental of equipment for sailing, windsurfing, kayaking and paddle surfing. We are located right on Balmoral Beach on Sydney Harbour, the perfect place for improving your skills in sailing, windsurfing, kayaking and paddle surfing.
Balmoral beach is located on Sydney ’s lower north shore just a ten minute drive from the city of Sydney. Balmoral is Sydneys harbour’s premiere beach and an ideal spot to catch the prevailing north-easterly sea breezes. The sheltered bay means that it is one of the safest and easiest places to learn to sail or hire rent, kayak and windsurf, paddle surf while further out back in our sailing area increased wind is perfect for more advanced sailors.
