NB was industrial.

Where?
Not sure if this pertains to windsurfing.
Around NB, there are shopping mini malls and fast food. Not what I'd consider DT.
Around Oleander, mostly residential with a few shops a few blocks away.
DOWNTOWN, to me is the old established part of CC with many cowboy bars, old restaurants, a few strip clubs, and residential hotels....not near any windsurf sites. But within 1/2 mile driving distance to CC bay.

North Beach:
Across the Harbor Bridge from Downtown Corpus is North Beach. Follows Surfside Blvd until you reached Surfside Park which is located between Budget Inn and Villa Del Sol Condominiums. You can launch from the beach at Surfside park. I used to live in one of those beach houses right next to Surfside Park. Had my rigged sails stored in the garage and went out right after work back in 86-88. Those were the days....

Orlender Point (Cole Park):
Across the street from Ocean Dr and Orlender Ave. There is a good size parking lot behind the old windsurfing river rocks beach. Site of the US Open Windsurfing Regatta back in the days.
