X-mas at Key West, FL

I plan to go to Key West for end of December. Can anybody advise:

1. What is weather conditions in Key West in that time of year (wind,
temperature...)?
2. What is better sailing spots? I looking for place to work on jibes
(Flat, shallow water).
3. What better, bring my own gear or rent? Is any rental place exists
there?
4. Is lessons avalable there?
5. Good, not to expensive place to stay?

Sloppy Joes is a good place to get drunk but look out the pink socks lots of them in Key West, unless if your socks are pink, well then party down.
